Since 1st June 2020, landlords in England must obtain a valid EICR for all new tenancies and every five years thereafter. The report categorises any issues using C1 (danger present), C2 (potentially dangerous), and C3 (improvement recommended) codes. Landlord EICR Requirements
Landlords must provide tenants with a copy of the EICR before they move in and within 28 days of any new inspection. If the report identifies C1 or C2 issues, remedial work must be completed within 28 days. Homeowner EICR Inspections
Even if you are not a landlord, regular EICR inspections are strongly recommended. The Electrical Safety First charity advises homeowners to have an EICR every 10 years, or every 5 years for older properties. A domestic EICR for a 2-3 bedroom property typically costs £150-£250. Larger properties and commercial premises are priced individually. We provide a fixed price before booking.
A typical 3-bedroom home takes 2-4 hours depending on the number of circuits and the condition of the installation. Larger properties and commercial sites take longer.
If C1 or C2 issues are found, we provide a quotation for remedial work. Once completed, we issue an updated EICR. C3 observations are recommendations, not failures.
